A Sustainable Precinct

North Wright Sustainable Precinct has been thoughtfully designed to save natural resources and promote sustainable living. We focus on reusing and recycling wherever possible. From the innovative design to eco-friendly materials and energy sources, every feature in the homes helps achieve a net-zero outcome and reduce living and energy costs.

  Circular Economy  

Throughout the precinct, you’ll find examples of where building materials have been reused and recycled, as well as materials chosen for their lower environmental impact or ‘embodied energy’ (the amount of energy used to create a product).

Some of the sustainable materials used are:

  1. Recycled bricks used for house brickwork, paved areas and fencing
  2. Recycled pavers, concrete and landscape materials from other ACT Government and Suburban Land Agency sites and sales suites
  3. Feature Paperock benchtops and joinery units. These are made from FSC-certified paper and phenolic resin, with no Volatile Organic Compounds (VOC) emissions, ensuring a healthy and sustainable environment.
  4. Weathertex Cladding, Homes feature a natural cladding made from 97% hardwood and 3% paraffin wax, with no added silica, glues, resins, or formaldehydes.

  Sustainability starts at home

Features and design

Each home in stage one is thoughtfully designed to minimise living costs and save natural resources.

These all-electric homes achieve an impressive range of 7.2 to 8.9 Star energy efficiency rating (NATHERS).

Some of the features include:

The carbon footprint of each home is minimised through compact and efficient floorplans. Passive Solar Design optimises natural sunlight for keeping the home at a comfortable temperature. This is paired with good insulation, an airtight building envelope, renewable, recycled or re-usable building materials, and renewable energy production.

Double-glazed windows with good insulation and minimum air leakage ensures a thermally comfortable home all year round.

Green concrete with 30% recycled content, recycled bricks and renewable or durable cladding systems were chosen to reduce the embodied carbon of the building materials. The landscaping is also re-using timber structures and crushed up concrete to support the circular economy principles.

Each home will produce its own electricity through 5-6kW of roof solar panels which further contribute to a net zero carbon footprint over the home’s life cycle. 

All homes include efficient ventilation systems that recover and reuse heat, whilst keeping air fresh and clean, promoting further energy savings and resident health benefits, especially for people with allergies or respiratory health issues.

Infrastructure is in place for future electric vehicle (EV) or future battery installation. Each home also includes water- and energy-efficient appliances and a 3,000 litre water tank.

Each home meets the Livable Silver design standard, which enhances accessibility. Privacy is carefully considered through courtyard design and landscaping, while street-facing elements promote passive surveillance.
