The North Wright Sustainable Precinct presents a “missing middle” housing type — a thoughtful design of separately titled terrace homes, with no body corporate, providing the flexibility to make the home and garden truly yours.
The “missing middle” refers to housing types that fill the gap between detached homes on larger blocks and high-rise apartments. These include townhouses, duplexes, terraces and low-rise apartment buildings. The purpose of this "missing middle” home is to provide a sustainable and affordable single-residential housing option with integrated private and public landscapes, creating inclusive and people-focused neighbourhoods.
With the adjustment of the planning system by the ACT Government that fosters a more diverse range of well-designed townhouses, duplexes, and small apartment buildings, the North Wright Sustainable Precinct is a showcase of what can be achieved on a small footprint. Six different floorplans, including 2 and 3 bedroom and dual key homes, with landscaped gardens and trees, demonstrate the flexibility and efficiency of a sustainably-designed “missing middle” housing type.
Infrastructure and lifestyle
Developed by the Suburban Land Agency and located in proximity to Stromlo Forest Park, North Wright offers a quiet and convenient location close to shops, public transport and the city centre. This means residents can enjoy nature while still having easy access to urban amenities.
This precinct features 43 homes designed with sustainability in mind, residents will enjoy all-electric homes designed to a net zero carbon footprint. These homes are energy-efficient, with ratings between 7.2 and 8.9 stars (NatHERS). They use sustainable building methods, passive solar design, and renewable energy. The homes are also flexible, with carports that can be used as pergolas.
Design
This precinct has been designed with input from a Stakeholder Advisory Group—a diverse assembly of industry experts and community representatives. With cost-savings during construction and operation of the home in mind, efficient sustainability features and gardens have been prioritised over additional bathrooms and floorspace.
The North Wright Sustainable Precinct will offer affordable, sustainable, and well-designed homes that cater to various lifestyles and family sizes. With a focus on sustainability and community, the precinct promotes a more connected and environmentally friendly urban environment.
Sustainable Living
North Wright's commitment to sustainability is evident in its use of renewable, recycled, and reusable materials. The homes are designed to passive solar design principles. Buildings are well-insulated, extremely airtight and include renewable energy production, ensuring they are both environmentally friendly and cost-effective to run.
Launching in 2025, North Wright Sustainable Precinct is poised to become a model for sustainable, community-oriented living in Canberra.
