A first of its kind for SLA, the North Wright Sustainable Precinct offers sustainable and innovative house and land opportunities. Setting a new benchmark for community focused, and small footprint homes, the Precinct demonstrates smart home designs across a range of floorplans.

The all-electric homes are designed and built with the aim of achieving a net zero carbon footprint over their life and with ‘room to grow' in mind: meaning, homes have adaptable floorplans for various uses, and there’s space for gardens, play areas, and community activities.

Launching in 2025, North Wright Sustainable Precinct offers an optimistic outlook for a conscious, connected way forward.

Guiding principles

Climate-wise Living

Each home has been designed to achieve a net zero carbon footprint across its life cycle. Using best practise sustainable building methods and materials, passive solar design and renewable energy production, these homes will achieve a 7.2 to 8.9 Star energy efficiency (NATHERS) rating.

Small Footprint Housing

The architect-designed compact floorplans are flexible and multi-functional. Carports can be used as pergolas, and outdoor spaces turned into extra bedrooms. Raked ceilings make the space feel larger and brighter with natural light. The small footprint design leaves room for garden spaces that can be used all year round.

The Missing Middle

The precinct represents the “missing middle” housing style —a thoughtful design that bridges the gap between detached houses and apartments. Each terrace block is separately titled, which means you are not paying any body corporate fees and you can make your home and garden truly yours.

Sustainable Design

Our planning and design process is rooted in connection to Country, climate resilience, and co-design with the community. It is a design that supports the wellbeing of all, with room to play and places to meet your neighbours.

Shade trees and a mix of native and climate-resilient landscaping throughout the precinct will provide natural cooling and wildlife habitat.

Circular Economy

Building materials are carefully chosen and are either renewable, recycled or re-usable materials. Green concrete, recycled bricks, renewable and durable cladding solutions have been used throughout the precinct.

What do we mean by ‘net zero home’?

In this context, a ‘net zero home’ is one with net zero operational emissions. This home has been designed to produce as much energy as it consumes over the course of a year or its lifetime. This is achieved through a combination of smaller footprint, energy-efficient design and renewable energy, resulting in a home that has a minimal environmental impact.

Benefits of a net zero home

Energy Savings: These highly energy-efficient and airtight homes produce as much energy as they consume, leading to significantly lower utility bills.

Environmental Impact: Through small designs, recycled and renewable materials and renewable energy like solar panels on the roof, these homes reduce greenhouse gas emissions over their lifecycle and have a lower carbon footprint.

Comfort: Passive solar design, advanced insulation and airtight buildings, including double-glazed windows with thermally insulated frames, ensure a more consistent and comfortable indoor environment, year-round.

How to Design a Net Zero Home

Location and Orientation: Position your home for natural sunlight, considering ‘free heat from the sun’ during winter, but with shading during hot summers.
Design: maximise natural light and ventilation and incorporate energy-efficient windows and appliances.
Construction: test the airtightness of the building during construction to ensure the building performs to the design intent.
Clean energy: Install solar panels for creating your own renewable energy on-site and install water tanks.
Reduce your carbon footprint through smaller houses with reusable and durable building materials, energy efficient appliances and low energy consumption.
