A premium central location
Belconnen is in a phase of revitalisation with multiple new developments coming to realisation which will improve the amenity of the town centre. The attractive features of Belconnen as a place for work, residential living, a place to visit, shop and relax as well as being a transit hub are all being enhanced through these land releases and developments.
The Lathlain Precinct is in a key location opposite Westfield Belconnen Shopping Centre and the bus interchange. Planned transformation in this area is in accordance with the Belconnen Town Centre Place Design Brief (2021) which captured the Belconnen community’s aspirations.

This Precinct will become a diverse and vibrant mixed-use, area for people to meet, relax, dine and connect. Within the Lathlain Street Precinct, SLA will deliver an urban park, wider verges, increased landscaping, and improved connectivity for pedestrians, users of public transport and active travel facilities.
In late 2024 SLA engaged designers and specialist consultants to further develop the design of the public areas, including the design of the new urban park. Community consultation took place from November 2024 to April 2025 via the ACT Government’s YourSay Conversations platform. This involved testing design concepts that reflect community’s aspirations outlined in the 2021 Place Design Brief.

Belconnen Village on Walder
A sense of place, an experience where everyone feels at home. This site presents the opportunity to create a mixed-use precinct built for, and designed in collaboration with, community. The site is zoned for a variety of uses, residential, complementary retail, office and restaurants delivering an activated mixed-use development.
This site sold by auction in December 2022.

Belconnen Village on Lathlain
A connected community in the heart of Belconnen. The site offers an opportunity for a developer to create a mixed-use precinct that fosters a sense of connectivity, bringing this vibrant local village to life with extensive walkable connections and waterfront recreation. Fronting Belconnen’s bustling Lathlain Street, the site is adjacent to destination food and retail and a short stroll to picturesque lakeside parklands.

Upcoming releases
Section 21 Block 24 Belconnen
Section 21 Block 24 Belconnen is expected to be released in 2025 / 2026. This will happen after a Development Application for the public realm design work, which includes the designs for the new park to connect with the site, as well as improving the streetscape, verges and pathways for walking and cycling.
The area is designated as CZ2 Business Zone and will be developed in the future with active ground floor uses to reflect the Territory Plan.
Section 185 Block 4 Belconnen
Originally scheduled for release in 2024-25, the release of this site is currently on hold whilst the surrounding sites are being developed. This will allow both Government and prospective purchasers to consider the optimal development options for this site.
Place Design Brief
Prepared using individuals' insights and local knowledge, the Belconnen Town Centre Place Design Brief defines community expectations for the development with a focus on great urban experiences. The people of Belconnen recognise that investment must be made into the area, from streetscapes to public place amenity and the built environment.
Design and development of the sites within this Precinct will include more local experiences, more green places, more opportunity for play and walkable connections, and sustainable design. The Place Design Brief identifies how other precincts and sites improve connection to the Lake Ginninderra waterfront.
