Land for sale in the heart of Belconnen Town Centre

Belconnen Lakeshore – A Connected Waterfront Precinct

Bringing a walkable waterfront precinct to life

The Suburban Land Agency is seeking tender submissions from visionary developers who share our ambition to create an exemplary neighbourhood-scale precinct for Belconnen.

Belconnen Lakeshore will connect the town centre to the lake, showcase a sustainable and people-friendly urban environment, and define Canberra's newest lakeshore destination for future contemporary town centre living.

Shape a legacy precinct at Belconnen’s lakeshore

The opportunity is here to showcase a sustainable and truly integrated mixed-use precinct on prime locations along Emu Bank. These are some of the last land parcels available for development in a prestigious lakeshore position, including the former water police site which has the potential for non-residential leisure and recreational development.

Two prime locations offered as one package:

Site 1 – Circus Sites Precinct
Block 2 Section 151
Block 38 Section 52
Block 39 Section 52

Site 2 – Former Belconnen Water Police Site
Block 29 Section 149

A new home of innovation and sustainability

Future development of the Belconnen Lakeshore will be guided by a Place Design Brief that defines community aspirations for land released along the Lakeshore.

The Place Design Brief is a culmination of a two-stage engagement process with local community to identify key place themes and community aspirations for the areas. Prepared using individuals’ insights and local knowledge, the Place Design Brief highlights development that focuses on great urban experiences.

The community's insight and aspirations for a new precinct focused on key areas for improvement: Walkable, safe connections and a greener urban environment innovatively designed.

Specific engagement with Ngunnawal Traditional Owners and stakeholders was undertaken with the assistance of a specialist consultant. The Suburban Land Agency is committed to undertaking a meaningful engagement with the Ngunnawal Traditional Owners and stakeholders. A Statement of Cultural Significance for Belconnen Town Centre was prepared by MurriMatters in consultation with Ngunnawal representatives in February 2021.
