Housing Development Guides

It is important that you read and understand the information contained in the Housing Development Guide relevant to any block you are considering purchasing.

PLEASE NOTE: There has been a change in the Legislation regarding hot water system performance. There is no change in the level of performance to achieve compliance but you should refer to the Amendment under the Housing Development Guide relevant to your block/s for more details.

REBATES FOR FIRST OCCUPIER - COOMBS ONLY : A Deed of Agreement is available to enable the First Occupier to apply for the Rebates subject to meeting certain conditions. Information about the process has been added at  Section 5.7 of the Housing Development Guide which is detailed in Amendment 2 for the Housing Development Guide for each Stage in Coombs.

ABOUT THE HOUSING DEVELOPMENT GUIDES

  • The Guides form part of the First Grant Contract for the block you choose to purchase.

  • They contain information about the Mandatory Requirements that must be included in the construction of your home. Compliance with these requirements is managed through a Compliance Bond.

  • They include information about the Recommended Requirements for building your new home and the Buyer Incentive Rebates you may be eligibe to receive.

  • There are differences between the Wright and Coombs Housing Development Guides. For example, the Mandatory Requirements differ between the two estates..

  • They include the Block Details Plans (Attachment B) for each block of land in your stage which will give you a better understanding of what you can build on your block.

  • They include an extract of the Coombs and Wright Concept Plan (Attachment I) which provides information about the solar access envelope requirements that apply to a block.

  • If there are any inconsistencies between the documents in the Territory Plan, the Coombs and Wright Concept Plan will override the requirements of the current Residential Zones - Single Dwelling Housing Development Code but only to the extent of the inconsistency.
